Is Your Home Overpriced?

Everyone keeps telling you how great the real estate market is but now that your home is for sale, you aren’t so sure. You did everything you real estate agent suggested before you listed your home for sale but 60 days later, you have had no offers and only one showing. The one person that looked at it said it was fine, but they found another house they liked better. While it’s possible and maybe even likely there are better homes available then yours, how do you know if there is more to it than that?

Without prospective buyers looking at your home, it’s hard to know what is wrong with it, if anything. Here are some things to consider. If you have strong showing activity, but no one has made an offer, review the feedback you have received from showings. Is there anything negative that you can do something about like a yard that needs work, carpet that needs to be replaced or a front door that needs a fresh coat of paint to improve your curb appeal? No one expects you to make a house new, but some things are easier and less expensive to fix than others.

Take a look at your competition and see what those houses offer. If your neighborhood has three other homes listed in your price range and they all have one more bedroom than you do, that may be a sign you need to look at the price. Unless your home is unique, you should have had some showings. If you haven’t, the price is likely the culprit.

Even if you priced your home exactly where your agent suggested, if it has been on the market for a while, take a fresh look at your competition. Every time another property is listed, the perspective of your home is affected by the new listing. There are times that your home may be correctly priced, but if another seller is in a situation where they need to sell right away, they may underprice in comparison to the other homes on the market so they can sell faster. This can cause a problem for you immediately as well as adjust the value of homes in your area over time since your value is based on the most recent comparable sales.

When you are discussing price with your agent, have them look at how long it is taking other homes to sell. If homes are taking longer to sell, your price may be just fine, but if most homes are selling in the first 30 days and your home has been on the market for 65+ days, it may be time to think about a price reduction so your home will get the attention it deserves among its competition.

What You Should Know about HVAC Systems

When it comes time to update your HVAC or install a new system in an old house without air conditioning, you need to understand a few basics about these systems. This information will help you know what kind of system you need and how to care for it.

Inspecting the System

You want to do a regular inspection on the unit to help it work more efficiently and last longer. You need to check and replace the filter as necessary. This often means once a quarter, less often in homes with little dust and more often in homes with pets and other contaminants.

Have the ductwork cleaned. Over time, it can get dirty, which will increase the amount of dirt that gets into the unit. This job needs to be taken care of about every two years.

Inspect the fan, belts and other components in the spring and fall. Notice any worn areas, loose belts or other parts that are showing wear or age.

Notice the area around the unit, paying attention to any water pooling from condensation. Mold can grow where there is continual dampness, so watch for standing water as part of your regular maintenance.

Upgrading

When your system gets old and stops working or needs repairs, it is a sign that it’s time for a new HVAC. You’ll want to make sure you get a system large enough to cool and heat your entire house. Look for one with a high-energy efficiency rating to help you save money.

Another consideration is if you will have to update your electrical or other systems. The old HVAC systems have been replaced by a more efficient model, but they require a few updates to older homes to make them compatible. This will be an additional cost over the price of the system.

It's a good idea to contact an HVAC installer to find out about your options and learn which system is best for you. If you’re installing the HVAC system for the first time in an older home that didn’t have central air, you’ll have additional expense with installation of the ductwork. However, this is one project that could add a lot of value to your home when you decide to sell because most people like to have central air to keep cool in the summer. Which is Your Best Option – Build Up or Out?

When many people start planning how to expand their homes and add more square footage, they think of adding rooms on by building out. For some, this is not an option. If they live on a small lot or if they have strict zoning laws, they think they may be stuck with the home they have. However, building up can be an option when building out isn’t one.

The Benefits of Building Up

You can just about double your living space without taking up any more ground space if you choose to build up rather than out. For someone on a small lot, this may be the only way they can expand. Another advantage is you already have the foundation with the first floor. You also won’t add any expense with a large roof when it must be replaced.

Perhaps one of the best reasons to build up is that you can connect plumbing on the second floor to where it’s located on the first floor. You also have space to add multiple rooms instead of adding one or two like many people do with an addition.

The Concerns with Building Up

Before you can build a second floor, you must have a structural inspection done to make sure the current home can handle the added weight. If not, you’ll have extra cost to make it strong enough for the addition if it can be done.

The other issue is living through a renovation. Building a room off to the side of a house is a lot less invasive than building on top of the home. For at least a few days, you may have an open view of the sky. You may even have to move out for some time while the project is completed.

If you can get through the issues that come with adding a story and you like the potential that comes with such a remodel, building up may be the best way to add square footage and personality to your home.
