Highlands County Experts Predict Housing Uptick

Will the rise in home prices that is now thrilling homeowners in Miami and Tampa ever reach Highlands County? If it's going to happen, then this is the year.

A review of county sales data for 2012 shows the five-year slide in home prices has finally halted. What's more, experts see 2013 as the year when the market will post solid gains.

Sebring, Lake Placid and Avon Park Real Estate is Rockin!

STOP, LOOK and LISTEN--The Real Estate Market in Highlands County…..Sebring, Lake Placid and Avon Park is Rockin! 

As a Realtor, this is the real estate market I have been waiting for.  With over 18 years of experience, I have been through the highs and the lows and have seen the signs before.  As a buyer now is the time to make the decision to buy.  As a seller, I need your home to sell!   Inventory is low and homes are selling with multiple offers.  The homes here in Highlands County are seeing a price increase especially in the 150k and under range.  Homes in the 100k or less price range in good condition are going under contract as soon as they hit the market.  The higher end homes are right behind.

In 2012, economist say that for the last 5 years homes sales kept moving upward. Existing home sales and new homes sales remarkably improved according to the National Association of Realtors.  "Housing has historically led the U.S. economy out of recessions. That didn't happen this time, and it's one reason the economic recovery has been weak" says David Crowe, chief economist for the National Association of Home Builders.   It is now contributing to the economy’s recovery from recession. Though the road to recovery is slow, it will start to get normal as prices increase for newly built home as well as existing homes that includes furnishings, appliances and beautiful interior and landscaping according to Crowe. 

Home sales and prices are being driven higher by interest rates. They averaged 3.38% for a standard 30-year-fixed rate mortgage for the week ended Jan. 17. Average interest rates for 30-year-fixed loans have been below 4% for the past 14 months, Freddie Mac data show.  The low rates, along with home prices that fell more than 30% from their 2006 peak, has vastly improved housing affordability. 

Job growth is another factor  effecting home prices. The unemployment rate stood at 7.8% in December, down from its peak of 10% in the fall of 2010. A better job market is enabling more people to move out on their own, which is driving housing demand. Net household formations topped 1 million in each of the past two years.  That's more than twice the level of 2009 and 2010. 

With the decrease in inventory, the supply of homes for sale in December fell to 4.4 months, based on December's sales pace, the NAR says. That's the lowest level since May 2005. Supplies are dwindling in the face of rising demand, fewer foreclosures and reluctant sellers. 

Not all economists see brighter days ahead for housing, given what market researcher CoreLogic says was a 7.4% jump in home prices in November from a year earlier.  Higher taxes and cuts in government spending, along with still-tepid job growth, will weigh on the market this year, says Steven Ricchiuto, chief economist for Mizuho Securities.  Interest rates, too, aren't likely to go lower unless the economic recovery falters. The low rates have already sucked in home buyers who were waiting to buy, he says.   

"You've probably already seen the best of the housing recovery," Ricchiuto says. (http://www.usatoday.com/story/money/business/2013/01/22/home-sales-2013-outlook/1855849/)  Data shows the trends in sales for the past 5 years and this indicates the prices for each of the properties being sold.  You can see that prices vary every year. This is the best time to look at properties for investments or purchase beautiful homes since most are still priced low.  As the sales increase the price will also move up so take advantage of this time of the year.  You do not want to be priced out of the market like so many were buyers were in 2005.

Springtime On the Mall

Everyone is ready for spring!  So check out the Springtime on the Mall this weekend in Avon Park!

Avon Park Chamber of Commerce is hosting an Arts, Crafts, & Folk Music Festival in Avon Park.  Friday and Saturday, March 25-26th

More than 100 vendors have signed up to participate featuring various arts and crafts items such as woodworking, jewelry, photography, lawn ornaments and handcrafted items.

Folk music artists.will perform 10 a.m.-3 p.m., Saturday at the main stage located underneath the traffic signal at the intersection of Main Street and Lake Avenue.

The scheduled performers are: 10-11 a.m. - A2J; 11 a.m.-noon - Country Grass; noon-1 p.m. – Frank Thomas; 1-2 p.m. – Jerry Mincey and 2-3 p.m. – Blue Harmony.

Enjoy race day at the Sebring International Raceway at 113 Midway Drive in Sebring and watch some of the world's best sports car drivers. The 59th Annual Mobil 1 Twelve Hours of Sebring is presented by “Fresh from Florida” takes the green flag at 10:00 am Saturday, March 19th. Gates open Wednesday, March 16, and remain open 24 hours a day through Saturday.

Sebring International Raceway is America's premier sports car racing facility. Nestled among the orange groves and cattle ranches of central Florida, it is the oldest permanent road racing track in North America, evolving from a World War II air base.

Annual Lake-a-thon Fly-in

The weather will be perfect this weekend and on Sunday, March 13th  join South Florida’s Annual Seaplane Fly-in.  It all starts at 10:00 AM and goes until 4:00 PM. 

This event draws lake pilots and enthusiasts from around the world. This event takes place on Lake Jackson behind the Sunset Grill Restaurant in Sebring.

 Bring the whole family for an exciting time! Food will be served all day.

Sebring International Raceway is Underway!

Every third weekend in March, You can find me and my family enjoying the 12-Hours of Sebring Car Races from their "Cool" spot on the hairpin turn. We would love to see you join on this weekend for the Sebring International Raceway in Sebring, Florida for some great times and wonderful memories.

Sebring International Raceway is America's premier sports car racing facility. Nestled among the orange groves and cattle ranches of central Florida, it is the oldest permanent road racing track in North America, evolving from a World War II air base.

The 57th Annual Mobil 1 Twelve Hours of Sebring Presented by “Fresh from Florida” takes the green flag at 10:30 am Saturday, March 21. Gates open Wednesday, March 18, and remain open 24 hours a day through Saturday.

Pick up you tickets at the gate and look for Carl, Danny and myself!  We look forward to having some great fun!
